Purchasing a condominium or villa provides an excellent investment. Our Property Management division of Lloyd Real Estate understands the importance of maintaining and caring for your home even in your absence from the Lakeside community

Our professional property management team will take care of it all for you offering bill payment, domestic services, maintenance and rentals. We continuously endeavor to perform to the high standards of excellence adhered to by Grupo Lloyds.

At Lloyd's Property Management Division, you will find well trained property managers ready to serve you. Our team is run by experienced professionals who are also members in good standing with professional associations such as AMPI (Mexican Real Estate Association).

Why is this important?

The real estate sales market has become even more competitive over the last couple of years. Many real estate companies and local individuals have decided to supplement their income by offering small-scale rental management. Dealing with part-time rental management is very different from dealing with Lloyd's Property Management Division.

In order to stay current on property laws in the State of Jalisco, our property managers participate in courses which facilitate their ability to assist their clients in a professional and legal manner. Some part-time rental managers do not have the time or resources to keep updated on current laws.

Can you afford not to hire an experienced, professional property manager?

The bottom line: Experience and education count! Our property management team has the knowledge necessary to deal with situations quickly, efficiently, legally, and with minimal risk to liability for our landlords.

Lloyd's Property Management Division in Chapala and Ajijic is operated by a dedicated professional staff, with an accounting system that is very user friendly.

The following items are included in management of your property:

1. Management of employees to include: Oversee 2 domestic employees (one maid and one gardener/pool). We can work with existing employees or hire as needed. Property owners will provide our management team with salaries which will be paid to employees weekly or bi-monthly. We will supervise employees on short and long term tasks as directed by the property owner.

2. General Maintenance to include: A weekly task list to be completed by onsite employees. We will supervise the progress and completion of each task noted.

3. Pool Maintenance to include: Overseeing existing pool service or hiring a local competent pool service.

4. Garden Maintenance to include: plant watering two times per week in the dry season, fertilizing and spraying for pests as needed.

5. Purchase supplies as required by the owners.

6. Payment of all utility bills: Gas, Water, Electric, Cable TV, phone, property taxes. We monitor the gas tank weekly (if applicable)

7. Emergency on-call service provided 24/7.

8. Monthly Accounting reports: All expenses and incomes are reported on a monthly basis by email. All receipts will be retained for your inspection upon request.
